Where the data comes from

• Public sales: the U.S. Treasury’s seized real property page, Caltrans’s excess land list, and the FDIC’s loan sale page, failed bank list and closed real estate sales, each read when the site is built. Past sale dates drop off.
• Loan assumptions: today’s 10-year Treasury from Treasury’s daily yield curve, plus average spreads and limits from CBRE’s Q2 2026 lending survey, Freddie Mac’s term sheets and SBA’s SOP 50 10 8.1.
• Transfer taxes: each jurisdiction’s own published rate.

Why there are no broker listings

The big listing services license their inventory; it isn’t ours to republish. The tools here work on any property you’re looking at, wherever you found it.
