Will this purchase finance?
Four numbers tell you before you make an offer: the price, the net operating income, the property type and the cash you can put in. This checks them against three common loan profiles and shows how much cash each one would need from you.
| Loan profile | Max loan | Cash needed | Verdict |
|---|---|---|---|
| Average permanent loan (CBRE Q2 2026)Averages, not limits: fixed-rate, five-to-10-year permanent loans CBRE originated or brokered in Q2 2026 averaged 59.6% LTV, 1.43x DSCR and a 10.2% debt yield; rate = 10-year + 204 bp. Many loans close above these. | – | – | Needs JavaScript |
| Agency multifamily (Freddie Mac)Freddie Mac conventional term sheet (4/26): 80% LTV, 1.25x DCR for 7+ year terms; rate = 10-year + 162 bp, CBRE’s Q2 2026 multifamily average. | – | – | Needs JavaScript |
| SBA 504 (business occupies the building)SBA SOP 50 10 8.1 (effective Oct 1, 2026): borrower injects at least 10% (more for a new business or special-purpose property), 1.15 debt service coverage, up to 25-year terms. Rate shown = 10-year + 204 bp as a stand-in; 504 rates are set per deal. | – | – | Needs JavaScript |
How the check works
For each profile the largest loan is the smaller of two numbers: the price times the loan-to-value, and the loan whose annual payment the NOI covers at the required coverage. If the profile has a debt yield test, NOI divided by that minimum caps it too. The cash you need is the price minus that loan.
A "fits" here means the numbers work on these averages and rules, not that a lender will approve the deal: lenders also look at the property's condition and leases, your experience and your balance sheet. A "short" tells you to plan for more equity, a lower price, or a second layer of capital such as mezzanine debt or preferred equity.
Why the profiles differ so much
Agency loans are open only to apartments and lend up to 80% with a 1.25x coverage floor. SBA 504 is for buildings your own business occupies and needs as little as 10% down. Outside those two, the commercial loans CBRE originated or brokered in Q2 2026 averaged 59.6% loan-to-value, which is why the first row is the one most buyers should plan around.
