Is there a cost or an API key?

No. The server is free, read-only and needs no key or sign-in. Please cite the page or agency source that comes back with each answer.

Where do the numbers come from?

The 10-year Treasury yield is read daily from the U.S. Treasury. Loan spreads and limits are CBRE's Q2 2026 averages, Freddie Mac's multifamily term sheet and SBA SOP 50 10 8.1, the same figures the financing pre-check shows. Sales are read daily from the U.S. Treasury, Caltrans and the FDIC.

Is an answer a loan quote or an appraisal?

No. Every figure is an estimate from the inputs given. A lender prices a loan on the property, the leases and the borrower.
